Rental Criteria
Welcome, and thank you for applying for an apartment with RK
Properties. Please review the following requirements and criteria carefully
before submitting your application.
APPLICATION PROCESS
Separate Applications: A separate rental
application must be processed for every prospective occupant 18 years of age or
older.
Application Fee & Holding Deposit: A
non-refundable application fee is required per application. A holding deposit
is required to reserve an apartment.
Valid Identification: Each applicant must
present a valid government-issued photo ID (drivers license, state ID,
passport, or military ID).

INCOME & EMPLOYMENT
Combined gross monthly income
must equal a minimum of two and a half (2.5) times the monthly rent. All lawful
sources of income are evaluated and accepted. Applications cannot be processed
without verifiable proof of income.
CREDIT & CRIMINAL BACKGROUND
A credit and criminal background
screening will be conducted for each applicant. Each applicant must provide a
valid Social Security number or a valid Visa, Passport, or Green Card number.
Applicants must meet the following criteria:
At least 80% of open credit lines must be in positive
standing.
No charge-offs or public records, including
garnishments and lawsuits.
Any bankruptcy must be fully discharged, with discharge
papers retained on file.
RENTAL & RESIDENCE HISTORY
Rental and residence history
must be verifiable through unbiased sources, including current and previous
landlords, condominium associations, property management companies, and private
owners. A minimum of one (1) year of verifiable rental or residence history at
your current address is required. Mortgage history will be accepted when
reported on your credit report.
ADDITIONAL DEPOSIT & CO-SIGNER
Additional Deposit: A deposit of up to one (1)
months rent may be required if credit history does not meet the criteria
above.
Co-Signer: Combined gross monthly income must
equal a minimum of five (5) times the monthly rent. Co-signers are screened
under the same criteria as primary applicants.
Guarantor Program: A deposit replacement if
credit history or rental history does not meet the criteria above.
AUTOMATIC DENIAL OF RESIDENCY
Applications will be
automatically declined for any of the following: eviction by a previous
landlord, unresolved judgments, pending or open bankruptcy, or falsification of
any information on the rental application.
ADDITIONAL INFORMATION
RK Properties complies with all
Fair Housing, federal, state, and local laws and is an equal-opportunity
housing provider. Applications are processed in the order received. Once your
application and all required documentation are submitted, processing typically
takes approximately 24-48 hours, excluding Sundays.
